The Real Estate Yield Calculator is a comprehensive tool for evaluating the profitability of investment properties in Japan. While 'gross yield' is commonly advertised, it does not account for expenses and therefore does not accurately reflect actual returns.

This tool calculates both gross yield (annual rent divided by property price) and net yield, which factors in annual expenses such as management fees, repair reserves, property tax, and fire insurance, as well as purchase costs like brokerage fees and registration costs.
